Rental Critera

Prior to Starting Application Process, Please Confirm the Following:

PLEASE NOTE THAT YOUR APPLICATION FEE IS NON-REFUNDABLE.PROPERTIES MAY HAVE MULTIPLE APPLICATIONS AND THE MOST QUALIFIED APPLICANT WILL BE APPROVED.

ONLY ONLINE APPLICATIONS SUBMITTED ON OUR SITE WILL BE CONSIDERED. NO GLVAR/MLS OR ANY OTHER PAPER APPLICATION FORMS WILL BE CONSIDERED.

ALL APPLICANTS MUST BE FULL TIME RESIDENTS AT THE PROPERTY. ANY APPLICATIONS SUBMITTED AS COSIGNERS/GUARANTORS WILL NOT BE CONSIDERED WITHOUT PRIOR APPROVAL AND MUST MAKE 6X THE MONTHLY RENT. If this is the case, contact our office prior to submitting your rental application.

Applicants should be prepared to submit a $75 NON-REFUNDABLE APPLICATION FEE PER APPLICANT. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income as outlined below:

  • State Issued ID or Driver’s License
  • Social Security Number (no ITINs accepted)
  • 2-years of residential rental history or mortgage payments as well as contact
    information for your rental references or mortgage payment history.
  • Proof of Income:
    • 2-months of paystubs or
    • 2-years tax returns for self-employed applicants and/or
    • Award letter / Offer letter if coming from out of state/ or if applicant has a new job or gets Social Security or Retirement
  • If applicant(s) will have pet(s), please submit the following:
    • Certificate of Good Health for EACH pet from a LICENSED veterinarian
    • Clear full body & face photo of each pet.

All tenants over the age of 18 who will occupy the home must apply, no exceptions.

Monthly Income: Verifiable Income shall be a minimum of 3x the gross monthly rent for the property you are applying for. We do not accept cash deposits as proof of income.

Rental/Mortgage History: Each applicant must have verifiable and good rental and/or Mortgage payment history. If you do not have rental/mortgage payment history within the last 36-months, a higher Security Deposit will be required.

Credit Scores: Although we do not have a minimum score requirement, overall credit score will directly impact Security Deposit and Prepaid Rent amounts. If you have had a discharged bankruptcy two or more years ago, please provide discharge papers. If you have an open bankruptcy or have had one in the last two-years, please do not apply as you will not be considered. Applicants with landlord collections, evictions, or court judgements will not be considered.

Background Check: If you have been convicted of a felony, your application will be denied. If you have been convicted of misdemeanor or crime of moral turpitude further documentation will be required and a rental denial is possible. If this is the case, we recommend you contact our office prior to completing an application.

Possible Exceptions: If you do not meet our minimum requirements, you may be required to pay additional security deposits and/or prepaid rent to get approved. If you are unable or do not want to pay additional deposits and/or prepaid rent, we recommend you do not apply.

Applicants must provide Agent Contact Information, Duties Owed and W9 from their agent

APPLICATION FEE OF $75 PER APPLICANT IS NON-REFUNDABLE PROPERTY MUST BE VIEWED WITH A LEASING AGENT OR LICENSED REAL ESTATE PROFESSIONAL BEFORE APPLYING. Applicants who apply “sight unseen” do so at their own risk.
